FV Precinct Towers

The FV precinct is one of Brisbane’s most significant mixed-use residential developments, comprising three major towers — Flatiron, Valley House and No.1 — delivered in two stages by GURNER™. With almost 1,000 dwellings plus retail and resident amenity, the project required a high level of survey accuracy and coordinated titling across a complex vertical scheme.

Lawson Surveys delivered the complete titling surveying package for the three-tower precinct, providing the plans and advisory required for staged registration and legal definition of all residential, retail and shared components.

Our scope:

Our surveying role encompassed all titling and volumetric requirements for this large, staged mixed-use precinct, including:

  • Site control for set-out and as-built verification

  • Titling strategy for a multi-tower, staged development

  • Preparation of survey plans, including:

    • Building Format Plans (BFP) for all residential towers

    • Volumetric subdivision plans separating residential, retail and hotel/short-stay components

    • Building Management Statement (BMS) plans

    • Shared Areas and Shared Facilities plans and schedules

    • Exclusive Use Plans

    • Service Location Diagrams

  • Plan sealing coordination with Brisbane City Council

  • Registration support with Titles Queensland

  • Ongoing advisory for staged releases and as-built alignment
